Why a SIRS is required here. Isola is a residential condominium of three or more habitable stories. Florida requires every such building to have a structural integrity reserve study at least every 10 years, prepared or verified by a licensed engineer, architect or certified reserve specialist. Associations had until December 31, 2025 to complete the first one and must tell the state within 45 days of receiving it (Fla. Stat. 718.112(2)(g)).

Residents describe a real maintenance decline at Isola. The pool has been closed for years as part of a concrete restoration of the pool deck, amenity deck and garage, funded by a 2022 special assessment and still under way. Residents also report roaches, frequent elevator outages and air-conditioning failures. In 2025 the island master association added an assessment of about $32 million to replace the Brickell Key seawall.
