  • Allioo LLC, led by Anthony Johnson, does not offer property management services, such as hiring vendors or handling tenant-landlord issues. While a contracted team member or Anthony may attend the walkthrough, provide information, and record a video of the property’s condition as-is, it is ultimately the tenant’s responsibility to report any findings regarding the unit’s condition upon delivery. We also provide move-in checklists, but the landlord and tenant remain responsible for completing a move-out checklist and managing the property independently.

  • While Anthony Johnson, primarily focuses on condos in the Downtown, Brickell, Edgewater, and South Beach areas, we may occasionally list a single-family home nearby on a case-by-case basis. For single-family landlords outside our service scope, we’re happy to provide referrals to trusted agents who can meet your needs.

  • Canceling a listing agreement with Allioo LLC and Anthony Johnson incurs a cancellation fee of $499. However, if a tenant secured through our marketing signs a lease with you, the agreed-upon commission rate will still apply. Additionally, if you’d like to retain any marketing materials we created, such as 3D tours and photos, they can be purchased for $249.

  • Anthony Johnson’s brokerage, VORO, charges a commission on his behalf equal to one month’s rent, which is deducted from the tenant’s first month’s rent at move-in. If the tenant is represented by a co-op brokerage, the commission is split between VORO and the co-op brokerage. In some cases, the tenant may pay the entire move-in amount directly to you; in these instances, VORO will provide wire instructions for payment.

  • Yes, the listing will be placed on the Multiple Listing Service (MLS) and syndicated to popular rental websites, including Zillow, Zumper, Apartments.com, and Rent.com, to maximize visibility to potential tenants. Please note that these platforms may not display all listing details; interested tenants will be directed to your listing’s dedicated page for full information.

  • No, Anthony Johnson is not a broker. He is a licensed real estate agent in Florida, working under the brokerage of VORO. Allioo LLC is not a brokerage and does not operate as a real estate agent or broker; it is a platform created by Anthony Johnson, a licensed agent with VORO LLC.

  • Before listing, prepare your property by completing any necessary cleaning, repairs, and updates. During the listing process, be ready to review feedback from showings, adjust the price if needed, and respond promptly to inquiries from interested tenants or the condo association. If the tenant plans to use Zelle for the move-in cost, please be available to confirm the transfer upon receipt.

  • During the walkthrough, the tenant must provide the move-in funds via Money Order, Cashier’s Check, or Zelle transfer to receive the keys to the property. I will then deposit the funds into your account. If the funds are Zelle’d directly to you, you must confirm receipt before the tenant receives the keys. We are actively exploring ways to streamline this process for greater convenience.
