These Terms and Conditions (“Agreement”) govern the use of Allioo LLC’s real estate services platform (Allioo.com) and web design services provided by Allioo Studio, a division of Allioo LLC, hereafter referred to as “Allioo,” “we,” or “us.” By accessing or using Allioo.com and engaging with Allioo’s web design services, you agree to be bound by the following terms.

Section 1: Real Estate Services Platform Terms (Allioo.com)

1.1 Platform Purpose and Scope

Allioo.com is a real estate technology platform built and operated by Allioo LLC to enhance the consumer experience. While the platform was created by a licensed real estate agent, Allioo.com itself does not operate as a real estate entity or brokerage; it functions solely as a technology platform. Allioo.com is not a real estate brokerage, property portal, or agent and does not engage in real estate brokerage activities or services.

1.2 No Sensitive Information Collection

Allioo.com does not request or collect sensitive personal information from users. We will never ask for social security numbers, bank account information, or other highly sensitive personal data. Users are encouraged to refrain from sharing any sensitive information on our platform.

1.3 Document Storage

Allioo.com may receive and store certain documents related to real estate transactions, such as:

• Sale and purchase agreements

• Lease agreements

• Rental applications

• Credit reports

These documents are stored securely on Wix.com servers and Google Drive. By submitting these documents, users authorize Allioo.com to store them solely for the purposes of facilitating the intended transaction. However, Allioo is not liable for the accuracy or legality of any documents submitted by third parties or users.

1.4 Platform Infrastructure and Security

Allioo.com is built on Wix Studio and leverages Wix’s robust infrastructure, servers, and tools for security and performance. For more information on Wix Studio’s security measures, refer to Wix Studio Security. While Allioo takes reasonable steps to ensure data security, we cannot guarantee absolute security of all stored data.

1.5 Use of Real Estate Resources

Allioo.com provides educational content, calculators, and other resources for informational purposes only. These resources do not constitute legal, financial, or professional advice. Calculators are estimates, and users should not rely on them for exact financial decisions.

1.6 No Legal or Brokerage Advice

Allioo.com does not provide legal, brokerage, or professional advice. Users are advised to consult licensed professionals for specific guidance related to real estate transactions.

1.7 Third-Party Interactions and User Responsibility

Allioo.com facilitates connections between users and third-party providers, but Allioo is not responsible for any agreements or disputes that may arise. Users are responsible for their interactions with third parties.

1.8 Limitation of Liability and Indemnification

Allioo and its affiliates are not liable for damages arising from or related to the use of Allioo.com. Users agree to indemnify Allioo against any claims related to their use of the platform.

1.9 Governing Law

This Agreement is governed by the laws of the State of Florida, USA.

Section 2: Web Design Services Terms (Allioo Studio)

2.1 Ownership and Usage Rights

• Templates: Allioo’s templates are licensed to the purchasing entity for their use only. Templates may not be resold, redistributed, or sublicensed.

• Custom and White-Label Builds: Designs created for custom builds or white-label services are owned by the client but may not be resold as templates. Agencies using white-label services must credit Allioo as a collaborator on the Wix platform.

2.2 Payment Structure and Refund Policy

• Templates: All template purchases are final and non-refundable. Clients are encouraged to thoroughly preview templates before purchasing.

• Web Design Services: Payments for custom builds and white-label services are split into two installments: one at the project’s start and one upon delivery. All payments are final and non-refundable.

2.3 Modifications and Restrictions

• Templates: Clients may make limited modifications to purchased templates. Significant changes may incur additional fees and require prior approval.

• Custom Builds: Any modifications to custom builds beyond the original scope are subject to additional fees.

2.4 Platform and Third-Party Support

Allioo does not support issues related to the Wix platform outside of the scope of the design. Clients must contact Wix directly for technical issues not covered by Allioo’s design or development.

2.5 Termination and Cancellation

Allioo reserves the right to terminate any project or agreement at any time if deemed necessary. Refunds will be determined on a case-by-case basis based on project status and circumstances.

2.6 Limitation of Liability and Indemnification

Allioo is not liable for damages arising from the use of templates, custom builds, or third-party interactions. Clients agree to indemnify Allioo against any claims related to their use of Allioo’s web design services.

2.7 Governing Law

This Agreement is governed by the laws of the State of Florida, USA.
